Driveway Construction in Carlsbad, Encinitas, and Rancho Santa Fe

The Structural Section Is the Product

A driveway is the only part of your landscape that a 6,000-pound vehicle parks on every day. It's also the part homeowners shop for almost entirely on appearance: paver pattern, concrete color, finish. Meanwhile, the component that decides whether it still looks that way in 15 years is buried underneath it.

Both concrete and pavers work in North County, and both fail when the structural section under them is wrong. Here's what is in that section.

The Subgrade

The structural section is designed from the bottom up, starting with what your dirt can carry. Engineers characterize that with a measure of bearing strength, not of how solid the ground feels underfoot.

The threshold worth knowing is where soil stops being a foundation. This subgrade is material to be evaluated for removal and replacement, for an aggregate capping layer, or for cement stabilization. Weak soil doesn't get fixed by adding base rock on top of it - and that decision belongs on the plan.

Compaction of that subgrade is its own spec. The guidance calls for at least 95 percent Standard Proctor density on clay soils and 95 percent Modified Proctor on sandy or gravelly soils, and that compaction has to reach the top 12 inches, not just the surface the roller touched. Across the inland side of our service area, from Rancho Santa Fe out toward Elfin Forest, expansive clay makes both the testing and the moisture conditioning non-negotiable. Clay compacted at the wrong moisture content will pass a visual inspection and fail in five years.

Class II Base

Class II aggregate base is the standard road base locally, and its performance is dictated by how it is installed.

For light-duty pavement - which a residential driveway is - design guidance puts the minimum unbound aggregate base at 4 inches, going to 6 inches for moderate to heavy traffic. That minimum assumes a competent subgrade underneath it. On weak soil the base gets thicker, or the subgrade gets improved, or both.

Compaction runs to 98 percent modified Proctor density for vehicular areas. Reaching that means placing the base in lifts and compacting each one, at the right moisture. A single thick lift cannot be compacted through, no matter how many passes the plate gets. If a bid doesn't say how thick the base is and what compaction it's held to, those numbers aren't a detail the contractor forgot - they're the difference between two prices.

Concrete & Pavers Fail Differently

Poured concrete cracks. That's not a defect, it's the material - concrete shrinks as it cures, and the only question is whether it cracks where you chose or where it chose.

Control joints are how you choose. Guidance spaces them at roughly 24 to 36 times the slab thickness, which on a 4-inch driveway slab means a joint every 8 to 12 feet. The cut has to go at least a quarter of the way through the slab to actually direct the crack, and it has to happen on time - within 6 to 12 hours of finishing with a conventional saw, or 1 to 4 hours with an early-entry saw. Joints cut too shallow, too late, or too far apart are the single most common reason a two-year-old driveway has a crack running diagonally across it.

Color concrete with a Topcast or acid-wash finish is what we specify most often on these projects, and the joint layout gets designed with the finish rather than added after - a sawcut pattern that ignores the panel proportions reads as damage even when it's doing its job.

Concrete pavers don't crack; they move. The spec that prevents that is specific. For vehicular use, the pavers themselves have to be at least 80 millimeters - about 3⅛ inches - with a length-to-thickness ratio of 3:1 or less. The 60-millimeter units sold for patios are not driveway units, and the difference is invisible once they're installed. The bedding course is a nominal 1 inch of washed, clean, non-plastic sand. Plastic fines in the bedding hold water and pump, and pumping bedding is how a paver driveway develops ruts in the wheel tracks.

Edge Restraint in Paver Driveways

A paver field carries load by interlock. Every unit is braced by its neighbors, and the units at the perimeter have neighbors on only one side. Lose the edge and the field unravels inward - which is why paver driveways almost always start failing at the outside edge and the apron, not in the middle. Thus, paver borders set in concrete must be installed along the outside edges to prevent paver shifting and keep the pavers in place for stability. This is important because it's the edge taking tire load on every turn-in for the life of the driveway.

The Unexpected Permit

The private portion of your driveway is one thing. The apron - the part between the property line and the street - is in the public right-of-way, and it's regulated.

In Encinitas, driveways serving private property require a permit for construction, reconstruction, removal, or repair, with only minor maintenance excepted, and an encroachment permit is also required for placement on a city street. Carlsbad requires a valid right-of-way permit before anyone constructs or repairs a drive approach, driveway, curb, gutter, spandrel, or cross gutter.
